Our Policies

Hyde Park Victorian is a small property where every guest reservation is both important and special to us. To ensure the maximum availability for all of our guests, we cannot reserve your stay until full payment is received. If your travel plans change and you must cancel your reservation, please call us at least 3 (three) days prior to your arrival date to cancel your reservation.

In the unlikely event that you must cancel with less than three (3) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a partial refund will be made.

Reservation ChangesShould your plans change, you may apply your paid reservation towards a future stay of equal or more value. The future stay must be paid in full at the time of the change. There is a $25 change fee. Subject to availability.

Reservation CancellationsA $25 cancellation fee will be charged for canceled reservations. Advance payments less the cancellation fee are refunded according to the following schedule:

Cancellation Notice14 days prior to the date of arrival: 100%
7 days prior to the date of arrival: 75%
3 days priors to the date of arrival: 50%
Less than 3 days prior to the date of arrival: 0%

Rates and policies are subject to change and vary during high impact periods and special requests.

Increased cancellation notice is required on "whole house" or "whole cottage" bookings, stays exceeding 3-nights, and for some holidays and special events such as, but not limited to UT sports and graduation, SXSW, and ACL Fest. Advanced payments less the cancellation fees are refunded according to the the following schedule:

Increased Cancellation Notice30 days prior to the date of arrival: 75%
Less than 30 days prior to the date of arrival: 0%

On-Site StaffingPlease note that insurance and safety policy may require us to maintain on-site staffing. Staff may be quartered in the Cottage or on the 3rd floor of the Victorian Mansion, where the 120" screen projector High-Definition TV and PS3 are located. By arrangement, we can accommodate your entertainment needs in this space and provide the much-needed assistance with the various controls and remotes.

The purpose of the on-site staff is to provide assistance and see to the safety of the guests as well as supervise the use of property. We welcome all groups that are respectful of the property, but be aware that the 100-year old mansion is furnished with antiques and difficult to replace objects. In the unfortunate circumstance of damage, we would look to you for compensation.

Unregistered Guests / PartiesUnless by arrangement, you may not have more visitors than registered guests. There is a fee for additional visitors. Please discuss your entertainment needs with us. You may be required to pay a Special Event fee and/or provide a deposit.

Security DepositIf we collect a deposit, it will be used towards covering any damage resulting during your stay. If damages exceed the deposit, then we will keep the deposit and request the difference. Of course, we look forward to a worry-free stay and fully refunding the deposit upon check-out and inspection.

For your convenience, any expenses for services you request during your stay will be billed to your account.

Check-in / Check-outCheck-in: 3:00 PM - 6:00 PM. If arriving outside of check-in times, please call to make arrangements.

Check-out: 11:00 AM. Late check-out available by arrangement.

Absolutely No Smoking inside; however designated outdoor smoking areas are available.

No Pets. Please call for help in making arrangements to board your pet.

Well-mannered children are welcome. A deposit may be required if you have more than 2 children.
